P: ¿Que tipo de verificación de ingresos se solicitan?
R. Algo que nos distingue a Commercial Lending USA de otros prestamistas comerciales es que nosotros no verificamos el ingreso personal de los prestatarios. Solicitamos una aplicación completa (Fannie Mae 1003) con el ingreso y capital declarado para la pre-aprobación. La única verificación de ingreso se realizara sobre la propiedad. Los programas FULL-DOC requieren más proceso de evaluación de solicitud de crédito así como más tiempo.  Solicitamos registro de alquileres, arrendamientos sobre edificios con más de 5+ unidades certificados por el prestatario. Los certificados Estoppels se solicitan solo cuando existe una unidad en el edificio responsable por más del 40% del ingreso total. El ingreso y los bienes que se declaran permiten calificar para la financiación a los prestatarios que trabajan por cuenta propia y cuyos ingresos no pueden verificarse.
 
P: ¿Se pueden financiar propiedades que tengan un riesgo ambiental como por ej las gasolineras?
R. Adivinó, la respuesta es Si. Se aceptan tintorerías, talleres de pintura y hojalatería de industria liviana entre otros, que tengan aprobación de compañías de seguros ambientales. El uso del seguro ambiental permite a Commercial Lending USA financiar propiedades de “alto riesgo" en contrapartida a otro prestamistas tradicionales.
